    <content type="text">I love that LANDSCAPE Architects won the design competition that was hosted by AIA (American Institute of Architects)! It would have been interesting to see what could have been proposed if ASLA (American Society of Landscape Architects) would have hosted the competition and received more input from landscape architects and planners. This is truly a project that is much more suited to landscape architects than structural architects.</content>

    <content type="text">@LandParkRes, there are over 1000 voters in North Oak Park (the neighborhood formerly known as "Med Center," and just plain old "Oak Park" before that). Mr. McCarty is lucky that he was not able to steal this neighborhood as well or he would have had 1,000 more votes against him next election.
Also, money isn't everything. You must recognize the human element of this situation. The hospital was a huge asset for our community. Our Councilman has been working closely with UCD staff to create educational partnerships with Sacramento High to prepare our youth for good jobs in a high-tech future. The Elmhurst neighborhood only complained of cars parking on their streets.

And if,  "Money will not be affected. There are less than 500 voters in med center. McCarty usually receives 70-80% of the vote in his council district. 500 voters will not change his reelection."...
Then why change it at all?</content>

    <content type="text">I'll give you the update of how the meeting ended:
The City Council failed the people of Sacramento yet again. The outpouring of public comments and concerns fell on deaf ears and a "compromise" was made by Mr. McCarty and his other 5 cohorts to steal the UCD Med Center from District 5, where it has always been and claim it as a District 6 trophy. We at the OPNA were not too surprised by this. We were told that a deal had been struck before the meeting where McCarty would "give" us North Oak Park and Sac High back, but keep the Med Center. Kinda like someone stealing your car but giving you your stereo back. 
This was just another example of Sacramento's backdoor politics and complete lack of transparency within the council and throughout the entire redistricting process. 
Someone should take a serious look into possible Brown Act violations here.</content>

    <content type="text">Great article! I love this farmers market! Katy at Upper Crust is always a pleasure to talk to. Dave is also a great guy and provides "Luke Pops" as well (Sugar free pops inspired by his diabetic nephew). I also love the intimate feel of this market and the great music that is always there. McClatchy Park is really nice this time of year and provides us shoppers with much appreciated shade! Another great sign that Oak Park is a neighborhood on the move!</content>

    <content type="text">It's sad because I live next to McClatchy Park and these ramps have already collected some graffiti. My son was hanging out there with his friend and they saw kids tagging it in broad daylight.&#xD;
I love seeing the riders on these ramps and I really love the murals that are already painted on them. I hope both last.</content>

I've been interested in buying it and rehabing it for years, but the owners won't sell and they just let it sit and continue to collect fines and notices from the city. It's got about a foot of pigeon poo in there and it'll eventually disintegrate into the ground. Sad.</content>

    <content type="text">Ha! When was the last time you were in McClatchy Park? I live next door to McClatchy and it is a great park! I hang out there with my wife and son to throw frisbee all summer long, day and night and have never had a problem. Sure, there are a few old timers hanging out, playing dominoes and drinking a few brews every now and then, but they don't bother anybody. You will notice that the study address the intersection of Stockton and 2nd avenue in its entirety and in fact extends north all the way to Y Street. I would say that reducing the plan's overlay is disregarding its intent.</content>

    <content type="text">"Boom-box cars and gunfire?" First off, you're really prejudging our neighborhood and the people in it. Loud cars are everywhere and I fail to see how a 24-hour drive-thru is better than this problem, especially in the middle of the night. You only prove my point here. This project would increase such nuisances at all hours, especially for adjacent residences. &#xD;

“I have driven through it, and my wife works at UCD Med. That is all we need to know. We would not live there if they paid us to do so.”&#xD;
Again, you’re speaking about something you know nothing about. You are basing your opinions on hearsay and your own insecurities/prejudices. Oak Park is a historic neighborhood with a genuine past and a bright future and great neighbors who care deeply about, and are deeply connected with their community. There is much more to Oak Park than Stockton Blvd. I’m curious; what paradise do you live in? Where is this magical 24-hour fast food restaurant that is built right next door to your house that you love so much and that contributes so greatly to the success of your community?&#xD;

No, the vast input of community members, planning professionals and stakeholders (including the UC Davis Med Center, adjacent neighborhood associations, PACS, RACS and the Oak Park Business Association) is encouraging to me. Race Studio (www.racestudio.com), a national, award winning planning and urban design firm with an established track record of producing high-quality urban design plans produced the document and facilitated the numerous community design workshops, not SHRA; they merely provided the funding.  The track record of the City’s and SHRA’s ability to carry out these community plans is the issue here. We spend countless thousands of dollars on these plans, with an opportunity for as much input from as many groups and interests as possible, then totally disregard them and build whatever anyone with a pocketful of cash wants. &#xD;
And I’ll take your bet. By 2016, the growth of the hospitals and related clinics in the district will create enough demand for a medical-serving business there, IF the City decides to follow their own planning documents and rules.</content>

    <content type="text">"Oh woes me! I'm just a poor, lo-life Oak Park resident. I should be lucky enough to have any old developer come in and keep the image of my neighborhood looking like crap. I feel soooo lucky to have a 24-hour squawking drive-thru speaker taking orders next to my house at 3 a.m. That grease smell in the morning is soooo nice to wake up to!"&#xD;

Are you kidding me!? I don't know if you've read a news paper in the last 10 years, but Oak Park is not a group of "castaways" that the rest of the city can forget about or point to as an example of a downtrodden people who should be happy with whatever scraps of development are thrown our way. We are the largest, most highly organized neighborhood in the entire Sacramento Region.  I can’t believe that you would even write such garbage! If I were going to build a 24-hour drive through next door to your house would you still be on your high-horse about free commerce and jobs for teenyboppers?&#xD;
I am a proponent of infill development in Oak Park and throughout Sacramento. Unfortunately Curmudgeon, you must not understand what good infill development is. Good infill isn’t the idea of taking whatever someone proposes for a site, even if it doesn’t fit the context, and building it just to get an empty lot off of our hands. Good infill development is done thoughtfully and fits within the existing conditions and context of the site and neighborhood. Good infill development also complies with local planning documents and master plans that have previously been produced by the community. This project does neither.&#xD;
The Stockton Broadway Urban Design Plan is a document that was put together by the City and SHRA at a cost of nearly $100k. It involved many workshops and input from the community and various stakeholders to plan Stockton and Broadway as a whole and discusses this site specifically. This area is meant to be part of the “Medical Center District” and is intended to promote a hospital campus-like feeling along Stockton north of Broadway. The plan calls for larger massing of buildings (not one story, squat buildings with a floor area ratio of only about 25%), encourages mixed-use development that is hospital serving, and specifically calls out discouraged uses within this district: fast food and anything with a drive-thru. This doesn’t fit the plan for the district and it doesn’t fit the context of the adjacent residential uses. If we’re not going to follow our own plans, then we just spent $100k to make the neighborhood feel warm and fuzzy inside and nothing else.&#xD;
I know you’re just keeping up with appearances; that picture of you as Oscar the Grouch fits well with the trash that’s coming out of your mouth, but believe me there IS such a thing as bad development and Oak Park has already had its’ fair share.</content>

    <content type="text">I LOVE the Old Sugar Mill! My friends are always so suprised that something like that exists just minutes from Sacramento when I take them there! There are plans (if the economy ever ramps back up) to construct a bed and breakfast, shops, a boat dock on the river and other amenities on the site. I believe there are also plans to open a Beer and Art wing in one of the vacant portions of the building. Bogle winery is also just a quick jaunt from there. &#xD;
I have to give a plug for Todd Taylor. While all of the wineries in the OSM are pretty good, some more than others, Todd Taylor's wines are a definite stand out. A must-try for any wine lover in Sacramento!</content>

    <content type="text">I believe the new law will require chickens to be kept 30 ft from neighboring RESIDENCES, not lots, right? This would mean that if you owned one of the standard city lots (140'-150' deep?) and you and your neighbors had your homes on the front 1/3rd of your lot (typical) then that would leave almost the entire back half of your lot available for chicken keeping. Even if your lot was 40x80 you'd still have at least the back 10' of your lot open for chickens.</content>

    <content type="text">Parrhesiac, you live in Natomas. Your taste levels are highly questionable. Stay in your idealistic land of little stucco boxes, where everyone can drink Starbucks coffee, shop at Wal-Mart, be forced to drive to get anywhere and throw bucket-loads of money at international hegemonies all you want. It seems that you are out of touch with what Sacramento (the real Sacramento, not your suburban sprawl version) has to offer. I’m not sure what the owners of Old Soul did to you, but it’s obvious that you hold a very personal grudge against them. To think that we should listen to your opinion of Old Soul’s coffee based on your tastes is ludicrous. &#xD;

You complain about greased palms and business deals, yet you live in a “neighborhood” (If one could call it that) that was built by some of the largest campaign contributors and cut-throat land cartels in the Sacramento region. I guess Starbucks became an international powerhouse without ever supporting any candidates or legislation along the way? I was there when the petitions were signed to get Old Soul in the Airport. I was at the rallies and saw the support of the community. This was not done by bribes; this was done because the people wanted the airport to showcase a business that they believed in and that they felt represented the local flavor of Sacramento and because they stood up and made their voices heard. &#xD;
&#xD;
I’d also rather see Java City get a spot over Peet’s or Starbucks any day. I think Starbucks sucks and is WAY overpriced. Should we kick them out of the Airport based on my opinion?&#xD;
